Reserva Sete Quedas exists for one plain reason: to keep a piece of the Atlantic Forest standing, whole, and alive. We are an 800-acre private bio-preservation reserve in the mountains about two miles above the Sete Quedas, or Seven Waterfalls, area, reached from the colonial town of Paraty on Brazil's Costa Verde. Why the Atlantic Forest matters
Most people who think of Brazil and rainforest picture the Amazon. The Atlantic Forest is a different biome, older in the human story of Brazil and far more damaged. It once ran in a broad green band down almost the entire Brazilian coast, from the northeast to the deep south, reaching inland into Paraguay and northern Argentina. It is where the Portuguese first landed, where the first colonial cities grew, where sugar and coffee and cattle spread, and where most Brazilians still live today. That long overlap with people is exactly why so little of it survives. Centuries of clearing for timber, farms, pasture, and cities have left only a fraction of the original cover, and much of what remains sits in small, disconnected fragments surrounded by roads and fields.
What survived, though, is extraordinary. The Atlantic Forest is one of the planet's biodiversity hotspots, a term reserved for places that hold an exceptional number of species found nowhere else and that have already lost most of their original habitat. It supports thousands of tree species, hundreds of birds, a long list of mammals, and an enormous, still-incompletely-catalogued world of amphibians, reptiles, insects, and plants. A remarkable share of these are endemic, meaning they live in this forest and no other place on Earth. When a patch of Mata Atlantica goes, it does not simply become smaller; species can disappear entirely, quietly, before anyone has written them down.
Our stretch of forest sits within the Serra do Mar, the coastal mountain range that walls off the Atlantic from the interior plateau, and more specifically the Serra da Bocaina, the high, wet, cloud-wrapped country that straddles the border of Rio de Janeiro and Sao Paulo states. This is some of the best-preserved Atlantic Forest left anywhere, protected in part because the terrain is steep, the rain is heavy, and the slopes were always harder to clear than the flat coastal plains. What makes it a hotspot
Several things stack up to make this forest so rich. The first is water. The Serra do Mar catches moisture straight off the Atlantic; warm, wet air rides up the slopes, cools, and falls as rain and near-constant cloud. That reliable water, spread across a huge range of elevations, creates dozens of different living conditions within a short horizontal distance. A slope facing the sea is wetter than one turned inland. A valley bottom by a stream holds different plants than a dry, wind-scoured ridge a few hundred feet higher. Each of these micro-conditions becomes a home for a slightly different set of species.
The second is elevation. Climbing from the coast to the high ridges, you pass through several forest types in a single morning's walk, from warm lowland forest near sea level up through montane forest and into the cool, mossy, cloud-soaked forest near the tops. Species that cannot survive the heat of the lowlands thrive in the cool heights, and the reverse is true too. This vertical stacking of habitats packs an unusual number of niches into a small footprint.
The third is time and isolation. The Atlantic Forest has been separated from the Amazon by a belt of drier country for a very long time. Cut off, its plants and animals evolved on their own path, producing lineages that occur here and nowhere else. Add in the broken, mountainous terrain, which historically split populations into pockets that diverged from one another, and you get the extraordinary endemism the forest is known for. When conservationists call this a hotspot, they are describing exactly this combination: enormous, irreplaceable richness sitting inside a biome that has already lost the great majority of its original extent.
Habitats within the reserve
On our own 800 acres, that variety plays out at a human scale. There is dense, closed-canopy forest where light reaches the ground only in shifting flecks. There are stream corridors, cool and humid, lined with ferns, mosses, and the tangled roots of trees that lean over the water. There are rockier, better-drained upper slopes with a different mix of trees. There is the forest edge, where the canopy meets clearings and old farm ground, a transition zone that some species love and others avoid. And there is the small, cultivated heart of the property, the banana farm, which after three centuries has become its own kind of habitat, softer and more open than the wild forest around it but still busy with life.
The species and habitats we protect
We are careful never to overstate what lives here, because a reserve's credibility rests on being honest about its wildlife. But the Serra da Bocaina forests are known to support an impressive cast, and our land is continuous with that larger system. Birds are the most visible. The forest is loud at dawn with them, from tiny tanagers and hummingbirds moving through the flowers to toucans working the fruiting trees and raptors riding the thermals over the ridges. The Atlantic Forest is one of the world's great regions for endemic birds, and a patient watcher with binoculars and a little time can build a long list.
Mammals are shyer and mostly nocturnal or crepuscular, active in the low light of dawn and dusk, so guests see them less often than they hear or read the signs of them. The region's forests are home to primates, small wild cats, agoutis and other rodents, opossums, coatis, and, in the deeper reaches of the wider range, larger animals that need big, connected forest to survive. Part of the point of protecting continuous land, rather than an isolated island of trees, is precisely to give the wider-ranging animals room to exist. Amphibians and reptiles are everywhere once you learn to look, especially near the streams and springs, where frogs call through the wet months and the leaf litter hides a small nation of life.
Then there are the plants, which are the forest itself. Bromeliads perch in the branches, holding little pools of water that become nurseries for frogs and insects. Orchids bloom in the canopy and on mossy trunks. Tree ferns, palms, and a deep understory of shrubs and seedlings fill the space beneath the tall trees. Every large tree is a vertical habitat in its own right, carrying epiphytes, vines, nesting cavities, and a food web that runs from its flowers to its fruit to its rotting fallen wood. The land, and how it is protected in practice
It helps to be precise about what "protected" actually means here, because the phrase gets used loosely. The reserve is 800 acres in total. Within that, 100 acres are privately owned, protected forest, held by us and kept off the market for any use that would harm it. Adjoining our boundary is a further 400 acres of protected parkland, held as natural Atlantic Forest outside the ownership line. Together, those two pieces form 500 acres of continuous protected forest, wild land that connects rather than a set of scattered fragments. That continuity is the single most important thing about the property from a conservation standpoint, and we will come back to why.
Protection in practice is less dramatic than people expect and more about steady discipline than any single grand gesture. It means we do not clear forest. It means we do not sell land for subdivision or development. It means the built footprint is capped, hard, at a level the land can carry. It means we manage the edges so that clearings do not creep outward into the trees over the years, the slow erosion that kills so many nominally protected forests. It means we keep the streams clean and undammed, keep the springs undisturbed, and keep vehicles, machinery, and construction confined to the small areas already given over to them.
It also means presence. Land that no one watches gets quietly nibbled away, by opportunistic clearing, by dumping, by fire that escapes from neighboring properties in the dry season, by hunting. A reserve where people actually live and walk the ground every day is far harder to encroach on than an empty title on a map. The chalets and the farm keep the reserve inhabited in the best sense: there are eyes on the forest, people who know its trails, who notice when something is wrong, and who care because they are here.
What "off-grid-minded" means for the land
The chalets lean on the reserve's own resources rather than fighting the terrain: solar power instead of a diesel line cut through the trees, spring water instead of drilled wells and pumps, and composting instead of septic runoff into the streams. It is not about roughing it. It is about a building footprint that the forest barely notices.
The 300-year farm and the water
At the center of all this sits something unusual: a working organic banana farm, roughly 15 acres, that is about 300 years old. It is laced with ancient roads built by donkeys and mules, the kind of stone-and-earth tracks that once carried produce down the mountain long before any engine reached these slopes. The farm is not a decoration. It is a genuine agricultural operation, tended without synthetic chemicals, and it is part of why the reserve can afford to exist at all and part of what makes it a real place rather than a preserved museum piece.
An old, well-managed banana grove is gentler on the forest than most farming. It keeps soil covered, holds the slopes against erosion, and blends into the forest edge rather than cutting a hard line against it. Birds and mammals move through it. The ancient donkey roads double as walking trails, so the way people get around the property follows paths that were laid down centuries ago rather than new cuts through the trees.
Water ties the whole property together. There are three streams and four springs on the reserve. The springs rise clean and cold out of the mountain; the streams carry that water down through the forest and, below the property, feed the seven waterfalls that give the Sete Quedas area its name. Protecting the forest is, in a very direct sense, protecting this water. Intact forest on steep ground is what keeps springs flowing in the dry months, keeps streams clear rather than muddy, and keeps the waterfalls below running clean. Every decision we make about the land is also a decision about the water, and about everyone downstream of us.
Corridors and connectivity
Here is the idea that sits behind almost everything we do. A forest fragment on its own, cut off from other forest by roads and fields, slowly loses species even if not a single tree inside it is felled. Populations of animals inside a small island of trees are too small to stay healthy; they cannot bring in new individuals from outside, they suffer from inbreeding, and a single bad year, a fire, a disease, a drought, can wipe out a species locally with no way for it to recolonize. The science of this is well established, and it is why simply drawing a fence around some trees is not enough.
The answer is connectivity: keeping forest joined to forest so that animals and plants can move, breed across a wider range, and recolonize after setbacks. This is why the arithmetic of our land matters so much. Our 100 owned acres are not an island. They join the adjoining 400 acres of protected parkland to make 500 acres of continuous forest, and that block in turn sits inside the far larger protected forests of the Serra da Bocaina. A jaguar, or a group of monkeys, or a seed carried in a bird's gut does not recognize a property line. What they recognize is whether the trees keep going. By holding our piece of the forest continuous with the neighboring park, we help keep a pathway open, a corridor along which life can move between larger protected areas. On a landscape that has been chopped into fragments over five centuries, keeping any two big pieces of forest joined is worth more than protecting either one alone. Guarding that connection to the neighboring parkland is one of the most valuable things a property our size can do.
Why 500 continuous acres beats 500 scattered ones
It is worth being concrete about this, because it shapes how we think. Five hundred acres split into ten separated 50-acre pockets would support far less life than the same 500 acres in one connected block. The connected block has more deep interior forest, the shady, humid, undisturbed core that sensitive species need, and proportionally less exposed edge. It gives wide-ranging animals enough room to actually range. It lets plants and animals shift uphill or downhill as conditions change from year to year. Our whole approach, from where we allow building to how we manage the farm edges, is bent toward keeping our forest as one unbroken piece and keeping it firmly attached to the larger protected land next door.
Restoring and rewilding former pasture
Not every acre of the reserve came to us as untouched forest. Like almost all land in this region, parts of it were cleared long ago, some for the farm, some for the pasture that cattle grazing carved out of the hills generations back. Old pasture is one of the most common conditions across the Atlantic Forest: open ground, held back from returning to forest by grass, compacted soil, and the occasional fire. Left alone, some of it will slowly reforest on its own. Given a hand, it comes back faster and richer.
Rewilding, for us, is not a slogan. It is the patient work of letting forest reclaim ground that people once cleared, and helping it along where help is needed. In practice that can mean protecting former pasture from fire and grazing so young trees get a chance; letting the forest edge advance rather than mowing it back; encouraging the pioneer species, the fast, tough, sun-loving trees and shrubs that colonize open ground first and create the shade under which the slower, longer-lived forest trees can establish; and, where it makes sense, planting native species to speed the process and bring back trees that would take decades to arrive on their own.
The forest does most of the work itself once it is allowed to. Birds and mammals bring seeds in from the surrounding trees; that is another reason connectivity matters so much, because a recovering clearing next to healthy forest reforests far faster than one stranded in the open. Over years, an old cattle pasture can thicken from grass to scrub to young forest to something that, given enough time, will read as forest again. Patience as a method
The hardest part of restoration is that it runs on the forest's clock, not ours. A recovering slope looks messy for years, all scrub and tangle and half-grown trees, before it starts to look like forest. There is a real temptation, everywhere in conservation, to tidy it up, to clear the "weeds," to make it presentable. We resist that. The tangle is the recovery. The pioneer species that look scruffy are the nursemaids for the tall forest to come. Our job is mostly to protect the process, keep fire and grazing out, keep the water clean, and let time do what time does. Where planting genuinely accelerates the return of native trees, we plant. Where the forest is coming back on its own, we get out of its way.
Wildlife monitoring
You cannot protect what you do not pay attention to, and you cannot honestly say a reserve is working without watching what actually lives there over time. Monitoring wildlife is how a reserve keeps itself honest. It turns good intentions into evidence: are there more birds this year, or fewer; is a species that used to be here still here; is a recovering pasture actually filling with life or just with grass.
Monitoring on a property like ours is mostly patient, low-tech, and continuous rather than flashy. It is the daily observation of people who live and walk the land and know it well enough to notice change. It is keeping track of which birds are calling and when, which trees are fruiting, which frogs are breeding in which season. It is reading tracks and signs along the old donkey roads. Over the seasons and years, this ordinary attention adds up to a real picture of the forest's health, and it is exactly the kind of knowledge that never shows up in a satellite image.
Seasonality is a big part of what we watch. The Atlantic Forest has a wetter, warmer season and a cooler, drier one, and the wildlife calendar turns with it. The wet months bring frog choruses, flushes of insects, and the fruiting and flowering that draw birds and mammals. The drier, cooler months are quieter and, for some kinds of wildlife watching, clearer. Knowing that rhythm is part of guiding well; it lets us tell a guest what they are most likely to see in the week they are actually here, rather than promising a highlight reel that no real forest delivers on demand.
Guests as extra eyes
One of the underrated benefits of a small number of curious visitors is that they see things. A guest sitting quietly on a chalet deck at dawn, or walking a trail slowly with a camera, often spots wildlife that a busy resident walks straight past. Photographs of birds, frogs, insects, and the occasional mammal, casually shared, genuinely add to what we know about the forest over time. It is not formal science, but it is real information, and it is one of the ways a low-impact retreat and a working reserve reinforce each other rather than pull in opposite directions.
The chalet-funded model
Every reserve has to answer the same hard question: who pays to keep the forest standing. Protected land still costs money to hold, to watch, to manage, and to defend against the constant, quiet pressure to clear it for something more immediately profitable. Around the world, forest is lost not because people are villains but because standing forest usually earns its owner nothing while cleared land earns them something. The trick is to make the forest worth more alive than dead. That is the whole idea behind how Reserva Sete Quedas is funded.
Of the 800 acres, 50 are set aside as what we call the ecomix park, and this is where the model lives. On those 50 acres we allow exactly one eco-friendly chalet per two acres. That is a hard ceiling of 25 chalets, ever. Not 25 to start and more later; 25 as the permanent maximum, chosen deliberately so that the built footprint stays a small fraction of the land and the forest always dominates. The chalets are low-impact and off-grid-minded by design, running on solar power, spring water, and composting rather than infrastructure cut through the trees.
The logic is simple and, we think, sound. A small number of well-made chalets, thoughtfully placed, generate enough to protect hundreds of acres of forest around them. The guests who stay are not just customers; they are, in effect, patrons of the forest, whether or not they think of themselves that way. Their stay pays for the presence, the management, and the restraint that keep the trees standing. It lets the reserve turn down the offers that come to every large forest property, to log it, to subdivide it, to develop it, because the forest, kept whole, is already paying its way.
What we are, and what we are not
Because this model is easy to misread, we are blunt about it. Reserva Sete Quedas is not a resort. It is not mass tourism. It is not a real-estate development dressed in green language. There is no plan to fill the mountain with buildings, no next phase of a hundred more units, no golf course, no marina. The cap of 25 chalets is the point, not a starting position. If we wanted to maximize money from this land, we would build far more and protect far less. We have chosen the opposite, on purpose, because the forest is the asset we are actually here to keep. How guests contribute
The most important thing a guest does is also the simplest: by choosing to stay, they fund the protection of the forest directly. There is no complicated mechanism to understand. The reason these 500 continuous acres are held, watched, and kept off the market is that a small number of people choose to spend a few nights among the trees rather than in a hotel down on the coast. That choice, multiplied across a year, is what pays for conservation here. It is the clearest way anyone can help, and it requires nothing more than coming and being here well.
Beyond simply visiting, there are quieter ways guests add to the work. Staying lightly is one: using water and power with the awareness that both come straight from the mountain, keeping to the trails so the forest floor is not trampled, and giving wildlife the space it needs rather than chasing it. Paying attention is another: noticing and, if you like, photographing what you see, which over time genuinely helps us understand the forest. And carrying the idea onward is a third: guests who leave understanding why continuous, protected Atlantic Forest matters become people who value it elsewhere too, which is worth more than it sounds.
We want to be clear that none of this comes with pressure or lectures. Guests are here to rest, to walk, to sit by the water, to eat well, to be somewhere quiet and beautiful with the people they came with. That is exactly what the place is for, and it is enough. The conservation happens as a natural result of the visit, not as a duty laid on top of it. Where the reserve sits, and why the region matters
Conservation does not happen in a vacuum, and part of understanding this reserve is understanding the remarkable stretch of country it belongs to. We look down toward Paraty, the UNESCO-listed colonial town on the bay, with its whitewashed churches, its stone streets that flood at the highest tides, and its long history as a port for gold coming down from the interior along the old Caminho do Ouro. The bay itself is scattered with islands and quiet coves, and the waterfalls and rivers of the surrounding mountains draw people up from the coast into the green.
Behind us, over the top of the Serra, lies Cunha, a cool mountain town known for its ceramics studios and its lavender fields, a completely different climate and feel from the humid coast just a short but winding drive away. Down the coast into Sao Paulo state is Ubatuba, a long stretch of surf beaches and, importantly for anyone who cares about conservation, a place strongly associated with the sea-turtle protection work of Projeto Tamar. To the other side lie Angra dos Reis and Ilha Grande, with their famous scatter of islands and beaches like Lopes Mendes. Trindade, Saco do Mamangua, the trails up to viewpoints like Pedra da Macela, all of it sits within reach of this one mountain-and-sea corner of Brazil.
The reason this matters for us is that the whole region, coast and mountains together, is one connected living system, and the Serra da Bocaina forests are its green backbone. Water that starts as cloud on our ridges ends up in the streams, the waterfalls, the rivers, and finally the sea that the turtles and the fishing communities depend on. Protecting a piece of forest up here is not a self-contained act; it is part of keeping this larger landscape functioning. We are one property among many, but we take our part of it seriously.
A place people have always used well and badly
It is worth remembering that people have lived in and off these mountains for a very long time, and not always destructively. The indigenous peoples of the coast, the colonial farmers who built the donkey roads and planted the first bananas three centuries ago, the small communities that still fish the bay and farm the slopes, all of them are part of the story of this land. Conservation here is not about locking people out of the forest and treating it as untouchable. It is about the difference between using the land in a way it can sustain and using it up. A 300-year-old organic banana farm is proof that people and forest can share ground for centuries if the sharing is done with care. That is the tradition we see ourselves continuing.
The long view
Everything about this reserve is built for the long term, because that is the only time frame that means anything to a forest. A tree that shades the trail today may have been a seedling when the donkey roads were new. A slope we are helping back to forest now will not be tall forest in our lifetimes, but it will be in someone's. The 25-chalet cap, the refusal to subdivide, the insistence on keeping our land continuous with the neighboring park, these are decisions made on behalf of a forest that will outlast all of us if we let it.
That is the promise underneath the whole place.
