The engineering of low impact
It is easy to say a place is sustainable. It is harder to show your working, and that is what we want to do here. Every system in the ecomix park was chosen under one constraint that never moves: no piece of infrastructure may harm the forest it sits in. That single rule rules out a great deal. It rules out a power line trenched up the mountain and the wide, permanent clearing that comes with it. It rules out drilling and pumping groundwater when clean spring water already runs downhill for free. It rules out septic fields leaching into streams that feed the seven waterfalls below. What is left, once you take those options off the table, is a smaller, quieter, more self-reliant way of building, and that is exactly the way we have built.
The honest truth is that low-impact design is mostly a set of trade-offs made in advance, so the guest never has to make them. We accept some limits on scale, on convenience, and on speed of construction, in exchange for a forest that stays whole. A guest arriving to a warm, well-lit, comfortable chalet does not see the constraints that shaped it, and that is the point. The engineering is meant to disappear, leaving only the experience of being somewhere genuinely wild and genuinely comfortable at the same time. Behind that comfort sits a chain of deliberate decisions about power, water, waste, materials, footprint, and food, and the rest of this page walks through each one.
None of it is roughing it, and none of it is a gimmick. Off-grid-minded, the phrase we use, means the chalets lean on the reserve's own resources rather than fighting the terrain: sun on the roof, water from the spring, compost instead of runoff. The land provides most of what a small, well-designed home needs, and the design is about working with what the land already offers rather than importing a suburban house into a rainforest and then paying, in forest, for the mismatch.
Solar power and storage
Power is the first problem any off-grid building has to solve, and here it is solved with the sun. The chalets generate their electricity from solar panels, sized to the roof and the clearing they sit in, and that choice does more than avoid emissions. It avoids the far larger, permanent scar of running a grid connection up a steep, forested mountain. A power line is not a thin thing on a map; it is a cleared corridor, kept cleared forever, with poles, access tracks, and a maintenance regime that fragments exactly the continuous canopy we exist to protect. Choosing sunlight over a grid line is, before anything else, a decision to keep the forest unbroken.
Solar in the Atlantic Forest comes with its own honest challenges, and we would rather name them than pretend they do not exist. This is a wet, often cloudy mountain. There are long stretches in the rainy season when the sun is thin and the panels produce far less than they do on a bright dry-season afternoon. A solar system here cannot be sized for the best day; it has to be sized, sensibly, for the run of ordinary and poor days, with enough margin that a guest is never left in the dark because a front rolled in off the sea. That reality shapes everything downstream, from the size of the battery bank to the kinds of appliances a chalet uses to the gentle, sensible habits we invite guests into.
Storing the sun for the night and the rain
Panels only make power while the sun is up, so the real heart of an off-grid system is storage. Batteries hold the day's generation for the evening, the night, and the cloudy stretch that follows. A well-designed battery bank is what turns intermittent sunlight into steady, dependable power, and it is the most expensive and most carefully specified part of the whole system. It has to carry a chalet comfortably through the dark hours and through the kind of grey, drizzling three-day spell that this forest produces without apology in the wet months.
Getting storage right is a balancing act. Too little, and the lights flicker out on a rainy evening. Too much, and you have spent heavily, and used a lot of materials, on capacity that mostly sits idle. The aim is a system generous enough to be invisible in normal use, so that the guest simply has power, and honest enough about its limits that it is paired with efficient, low-draw fixtures rather than the energy-hungry gear that would drain any reasonable battery in an hour. Efficiency and storage are two halves of the same design; you cannot sensibly do one without the other.
Living within a solar budget
An off-grid home runs on a budget, the same way a careful household runs on money, except the currency is stored sunlight. That budget shapes the small, practical choices behind the walls: LED lighting throughout, efficient refrigeration, fans rather than energy-hungry air conditioning in a climate where the mountain air and good passive design usually make cooling unnecessary, and hot water heated by the sun wherever it can be. The design does the hard work of staying within the budget so the guest does not have to think about it. A chalet that is well-oriented, well-shaded, and well-ventilated needs far less energy to be comfortable in the first place, and the cheapest, cleanest unit of power is always the one you never have to generate.
Using solar power like a local
Big, brief loads are the friends of a solar-and-battery system; long, constant ones are not. Charge devices and run anything demanding during the bright middle of the day when the panels are working, go easy on the evening of a grey, rainy stretch, and treat hot water as the sunshine-dependent luxury it is. None of it is a hardship, and it keeps your chalet running smoothly all week.
Spring-fed water and greywater
Water here begins where all the best water does, high on the mountain, rising cold and clean out of the ground. The reserve has three streams and four springs, and it is the springs that supply the chalets. Water is gathered where it emerges and carried to the chalets by gravity, downhill, the way it has always wanted to go. There is a real elegance to this. No well has to be drilled, no pump has to run, no electricity has to be spent moving water uphill, because the mountain has already done the lifting. The same height that makes the seven waterfalls possible is what delivers water to a tap without a motor.
Relying on spring water carries a responsibility that we take as seriously as anything on the property: the springs have to be protected at their source, and the forest is what protects them. Intact forest on steep ground is a water system in its own right. The canopy softens the rain so it soaks in rather than running off; the roots hold the soil and keep the water clear; the deep leaf litter acts as a sponge that releases water slowly, which is precisely why the springs keep flowing through the dry months when a deforested slope would have run dry weeks earlier. Every argument for protecting the forest is also an argument for the water, and every glass of it is a direct product of the trees standing upstream.
What happens to water after you use it
Clean water coming in is only half the story. The half that most places get wrong is what happens to water on its way out, and in a reserve laced with streams that feed waterfalls, getting it wrong is not an option. Greywater, the used water from sinks and showers, is kept entirely separate from anything to do with a toilet, and it is treated as a resource to return gently to the land rather than a problem to flush away. Handled well, gently filtered and released into the soil away from the streams, greywater waters the ground and is cleaned by the soil itself, the way rain is. Handled badly, it becomes pollution in the very streams that make this place what it is.
The single most important choice a guest makes for the water is invisible and happens at the sink: what goes down the drain. Because greywater returns to living soil, the soaps and products used in the chalets need to be the kind the soil and the forest can absorb without harm. Biodegradable, low-phosphate, gentle products are not a decorative touch here; they are load-bearing, because harsh detergents and conventional cleaners would poison the ground the greywater feeds and, eventually, the streams below. This is a place where the small print of an ordinary daily habit genuinely matters, and it is why the chalets are stocked the way they are.
Composting and a pack-it-out waste policy
Waste is where good intentions usually collide with hard reality, and it is where a lot of otherwise green places quietly cut corners. We would rather be plain about ours. The chalets use composting toilets, not because they are quaint but because they are the right tool for this ground. A conventional septic system on steep, wet, forested slopes threaded with streams and springs is a slow leak waiting to happen; effluent finds its way downhill, and downhill here means the water that feeds the waterfalls. Composting sidesteps that risk entirely. It uses little or no water, it does not discharge into the ground, and, managed properly, it turns human waste into a stable, inert material through natural decomposition rather than piping it, treated or not, toward a stream.
A well-run composting toilet is not what people who have never used one imagine. Done right, with proper ventilation and the simple discipline of a scoop of dry carbon material after use, it is clean, effectively odorless, and unremarkable to use. The chalets are set up so that the system does its work out of sight and out of mind, and part of arriving is a short, friendly explanation of how to use it well. It is one of the clearest examples of the whole philosophy in miniature: a small change in a daily habit that removes a large, permanent risk to the forest and the water.
Pack it in, pack it out
Composting handles what the land can safely absorb. Everything else, we carry out. The reserve runs on a pack-it-out approach to solid waste for the plain reason that a remote mountain forest has no business becoming a place where rubbish accumulates, gets buried, or gets burned. There is no landfill up here and there should not be. What comes up the mountain in a guest's bags, or is generated during a stay, comes back down again to be dealt with properly in town, with as much as possible sorted for recycling and composting and as little as possible left over.
The most powerful part of a pack-it-out policy happens before anyone ever arrives, in the packing. The waste that is easiest to deal with is the waste that never comes up the mountain in the first place. A little forethought, refilling a bottle rather than buying a case of them, choosing minimal packaging, decanting toiletries into reusable containers, bringing a bag for what you generate, means far less to carry back out and far less chance of anything being left behind in the forest. We ask guests to think of the reserve the way experienced hikers think of a wilderness trail: you leave it exactly as you found it, and you take your traces with you.
Pack for a place with no bin
Before you drive up, take a minute to strip packaging at home, refill travel bottles, and pack a spare bag for what you'll carry back out. Bring a refillable water bottle, the spring water is the best you'll drink, and skip single-use plastics entirely. Less packaging up the mountain means less to carry down, and nothing left in the forest.
Natural, locally sourced materials
What a building is made of matters as much as how it runs, and often more, because the materials are a debt paid once and carried forever. A great deal of a building's true impact is spent before anyone moves in, in the making and hauling of what it is built from. Concrete, steel, and materials trucked across the country arrive carrying a heavy load of embodied energy and emissions that no amount of efficient living afterward can fully repay. So the chalets are built, wherever it is sensible and sound, from natural, locally sourced materials: timber and stone and the honest, low-processed materials of the region, chosen because they belong here and because getting them here costs the forest very little.
Local sourcing does two good things at once. It cuts the emissions and disturbance of long-distance transport, and it ties the buildings to their place, so they read as part of the mountain rather than as something dropped onto it. Stone from the ground it stands on, timber from sustainable regional sources, finishes that are low in the harmful compounds that would offgas into a home and, eventually, wash into the greywater: these are choices that serve the guest's health, the forest's health, and the plain aim of a building that looks and feels like it grew where it stands. There is a craft tradition in these mountains of building with what is at hand, and the chalets are meant to continue it rather than override it.
Building to last, and building to touch the ground lightly
The greenest building is the one you only build once. Durability is a form of sustainability that rarely gets named: a chalet built well from good materials, and maintained, will stand for generations, and everything that goes into it is spent once rather than again and again as flimsy construction fails and is replaced. Natural materials, well chosen and well detailed for a wet climate, age gracefully and can be repaired rather than discarded, which matters enormously in a place where every replacement means another trip up the mountain.
Just as important is how a building meets the earth. The chalets are designed to touch the ground lightly, to follow the slope rather than flatten it, and to disturb as little soil, root, and rock as possible during construction and for as long as they stand. Minimizing cut-and-fill, keeping foundations modest, and working around trees rather than through them all reduce the permanent mark a building leaves. The measure we hold ourselves to is simple: years after a chalet is built, the forest around it should have closed back in as if the disturbance had been a passing thing. The strict building footprint and the two-acre rule
Of all the sustainability measures on the reserve, the most important is also the least technical. It is a number. Of the 800 acres, exactly 50 make up the ecomix park, and on those 50 acres we allow exactly one eco-friendly chalet per two acres. That is a hard ceiling of 25 chalets, ever. Not 25 to begin with and more once the road is in; 25 as the permanent maximum, chosen deliberately and held firmly. No amount of clever solar, careful plumbing, or local timber matters if you then cover the mountain in buildings. Density is the master control, and we have set it low on purpose.
The two-acre rule does something no individual green feature can. It guarantees, in advance and forever, that the built footprint will always be a tiny fraction of the land and that forest will always be the overwhelming majority of what surrounds every chalet. Two acres per chalet means real distance and real forest between neighbors: privacy for the guest, yes, but far more importantly, room for the trees, the wildlife, the streams, and the quiet to remain the dominant fact of the place. It is the difference between a few homes in a forest and a development that happens to have some trees left over. We are firmly the former, and the rule is what keeps us there.
It is worth being blunt about the economics, because the restraint only means something if you understand what it costs. If the aim were to make the most money from this land, we would build far more than 25 chalets and protect far less forest. The cap is a deliberate decision to leave money in the trees, to keep the forest as the asset rather than converting it into buildings. That is what makes this a conservation project and not a real-estate development wearing green clothes. No amount of clever engineering inside a chalet matters if you cover the mountain in chalets; density is the one number that governs all the others.
Placement, not just quantity
How many buildings there are matters, but so does where they go, and the two work together. Within the ecomix park, chalets are placed to fit the land rather than to conquer it: set among existing trees, tucked to the contours of the slope, oriented for sun, shade, and view, and kept well clear of the streams, the springs, and the most sensitive ground. Good placement lets a chalet borrow the forest's own shade and shelter, which cuts its energy needs, and it keeps the built structures from ever reading as a cluster or a grid. The goal is that from most points in the forest you would not know a chalet was there at all, and from a chalet you would see forest rather than your neighbors. Low density gives us the room to place each building thoughtfully; the two ideas are inseparable.
Food from the farm
Some of the lowest-impact food anywhere is food that never had to travel, and at the center of the reserve sits a genuine source of it: a working organic banana farm, roughly 15 acres, that is about 300 years old. The farm is not scenery. It is a real agricultural operation, tended without synthetic pesticides or fertilizers, and it means that at least some of what reaches the table has come from a few minutes' walk away rather than a few days' drive. Bananas are the anchor crop, but a mountain farm and its gardens in this climate can yield a surprising range of fruit, vegetables, and herbs across the seasons, all of it grown in the ground it is eaten on.
Food from the farm closes a loop that most travel breaks wide open. There are no food miles to speak of, no refrigerated transport, no layers of packaging, when the produce comes off the plants nearby. Organic methods keep synthetic chemicals out of the same soil and water the whole reserve depends on, which matters doubly here because that soil and water are shared with the forest and the springs. And an old, well-managed banana grove is gentle on the slope in its own right: it keeps the soil covered, holds the ground against erosion, and blends into the forest edge rather than cutting a hard line against it. Eating with the seasons is part of the deal, and it is a pleasure rather than a limitation once you lean into it. A farm gives you what is ripe now, not a fixed menu flown in year-round, and what is ripe now on a Mata Atlantica mountain is worth showing up for. The rhythm of the harvest, the banana bunches coming down the ancient donkey roads the way they have for three centuries, is part of the texture of a stay here, not a sideshow to it. It is one of the ways the reserve feeds itself, in the most literal sense, and one of the clearest examples of a place living off what it can sustainably produce rather than off what it can import.
The carbon value of standing forest
Here is the part of the sustainability story that dwarfs all the rest, and it is worth stepping back to see it whole. Every measure described so far, the solar, the spring water, the composting, the local timber, is about shrinking the footprint of the built parts of the reserve. That work is real and it matters. But the largest thing this place does for the climate is not to reduce a harm; it is to protect a good that already exists. Five hundred continuous acres of standing Atlantic Forest, the 100 owned acres joined to the adjoining 400 acres of protected parkland, are an enormous, living store of carbon, and keeping them standing is the single most valuable climate act the reserve performs.
The mechanism is not complicated, but its scale is easy to underestimate. A mature forest holds a vast amount of carbon, locked up in the wood of its trees, in its roots, and in the deep, rich soil built over centuries of fallen leaves. Cut or burn that forest and the carbon it has been holding for generations goes back into the atmosphere, fast. Leave it standing and it keeps holding what it holds and, in its healthy and recovering parts, keeps drawing more down year after year as the trees grow. Protecting existing mature forest is, acre for acre, one of the most effective things anyone can do about carbon, because it prevents a large, immediate release that no amount of future planting can quickly undo. A new seedling takes decades to hold what a standing old tree already holds today.
This is why the whole conservation-first model is, at heart, a carbon story as much as a biodiversity one. The chalets exist so that the forest does not have to be logged or cleared to earn its keep; the restraint of the two-acre rule exists so that the standing forest stays standing. When we talk about a small number of chalets funding the protection of the forest, part of what that protection buys is the continued storage of all the carbon those 500 acres already hold, plus the steady additional drawdown of a forest allowed to grow and, on its old pasture edges, to recover. Why we are cautious about numbers and claims
We could put a big carbon figure on this page. We deliberately do not, and it is worth saying why, because the reason is itself part of how we think about sustainability. Honest carbon accounting for a specific piece of forest is genuinely difficult, it depends on careful, site-specific measurement, and the field is littered with inflated, unverifiable numbers that do the whole idea a disservice. We would rather state the plain, defensible truth, that protecting 500 continuous acres of mature and recovering Atlantic Forest keeps a large amount of carbon out of the atmosphere and draws more down over time, than dress it up with a precise-sounding figure we cannot stand behind. The same caution applies to certifications and eco-labels: we hold ourselves to high standards in how we build and operate, and we would rather earn trust by explaining exactly what we do, as this page tries to, than by leaning on a badge. If that reticence costs us a little marketing shine, we are comfortable with the trade.
How guests reduce impact
All of the design in the world still leaves one variable, which is how a guest actually lives while they are here. The good news is that the systems do most of the work, so being a low-impact guest at the reserve is mostly a matter of small, easy awareness rather than sacrifice. The place is built so that the sustainable choice is usually the default one; a guest mainly needs to understand the few points where their habits meet the systems, and lean gently in the right direction. None of what follows is a rule enforced with a raised eyebrow. It is simply how the place works best, and most guests find that living this way for a few days is a quiet pleasure in itself.
Water and power
The two systems most responsive to a guest's habits are water and power, precisely because both come straight off the mountain rather than from an invisible utility. Using water with the awareness that it is spring water fed by gravity, and that what goes down the drain returns to living soil, means enjoying it freely while choosing gentle, biodegradable products and not letting it run needlessly. Using power with a light sense of the solar budget, favoring the bright middle of the day for demanding loads and going a little easier on a grey, rainy evening, keeps a chalet running smoothly all week. Neither asks for much. Both turn a guest from a passive consumer of hidden infrastructure into someone briefly, pleasantly aware of where their comfort actually comes from.
On the land and the trails
Out in the forest, reducing impact is the familiar, sensible etiquette of any wild place, and it comes down to leaving things as you found them. Keep to the trails and the ancient donkey roads so the forest floor and its seedlings are not trampled, since those old stone-and-earth tracks were laid down centuries ago and following them means no new cuts are worn through the trees. Give wildlife room and let it come to you rather than chasing it. Take your litter with you, all of it, under the pack-it-out approach. Leave the plants, the rocks, and the small living things where they are. None of this diminishes a stay; done naturally, it deepens it, because moving carefully through a forest is how you actually see one.
The biggest thing a guest does

By choosing to stay, a guest directly funds the protection of the forest, the presence and management that keep 500 continuous acres whole, watched, and off the market. That is the mechanism, start to finish. The standards we hold ourselves to
It is fair to ask, of any place that calls itself sustainable, what standard it is actually holding itself to. Ours is easy to state and hard to live up to, which is how a good standard should be: every decision on the property is measured against whether it keeps the forest whole. That test cuts through a lot of debate. A convenience that would fragment the canopy fails it. A cheaper material that would poison the greywater fails it. An extra building beyond the two-acre rule fails it. A precise-sounding claim we cannot defend fails it. We would rather aim high and describe our practice plainly than reach for labels, and we would rather admit a limit, the thin solar days, the discipline a composting toilet asks, the food that follows the season, than pretend those limits away.
Sustainability, in the end, is less a set of gadgets than a set of choices made and remade over a long time. Solar panels and composting toilets and local timber are the visible parts, and they matter, but the thing underneath them is a refusal to trade the forest for anything more immediately profitable or convenient. The two-acre rule, the spring water, the greywater returned to the soil, the waste carried back down the mountain, the food off the farm, the 500 acres kept standing as living carbon: each is one expression of the same underlying decision.
